In 2005 CRL Surveys carried out a roped access survey to Park Towers Residential Flats, London, which high-lighted the health and safety issues from the risk of falling concrete and mosaic tiles. CRL were therefore instructed to encase the building in a bespoke, tensioned, debris-netting system to alleviate the risk until the main refurbishment contract was awarded.
Scope of Works:
- 4000m2 External Wall Insulation
- Window Replacement
- £500k specialist structural steelwork, scaffold & mast-climber access package
- Roof replacement including handrails, lightning protection & new roof lights
- Asbestos removal
CRL designed a bespoke structural steel gantry and mezzanine deck to accommodate welfare facilities and provide access around the building at 3rd floor level. Extensive negotiations with Westminster Transerv were required to negotiate road-closures for crane operations and scaffolding.
CRL repaired the exposed concrete and render on all four elevations then installed an insulated render system manufactured by Wetherby Building Systems .The EWI system comprised of a 70mm fibreslab, polymer modified render coats incorporating polypropylene reinforcing mesh and a silicone-based top-coat.
The existing windows were replaced with a Sapa Dualframe window System. A number of the Residents/Clients were very complimentary on the high finishing standards that were achieved by our window fitting teams.
On the window elevations an initial asbestos survey identified asbestos blanking panels between the windows at column positions and these were replaced during the course of the works.
Our Tenant Liaison Team was praised for their organizational skills and communication. Delicate negotiations were required with stakeholders in surrounding buildings such as hotels, casinos, and luxury residential properties.
